What should a roof replacement estimate include?
A usable estimate names the measured roof area, the material and product line, how many old layers come off, what happens to any rotten decking, the underlayment, the flashing and vents being replaced, the permit, disposal, the warranty on both the material and the labour, and the payment schedule. If a number arrives without those lines behind it, it is a guess dressed up as a quote.
Is this calculator a quote?
No. It multiplies a published local price range by a rough roof size, so it lands you in the right neighbourhood and nothing more. It has not seen your pitch, your decking, your access, or how many layers are up there. Only a licensed roofer who measures the roof can give you a number you can hold someone to.
Why do two roofers price the same roof so differently?
Because they are often pricing different jobs. One may have assumed a single tear-off layer where another found two, or specified a different underlayment, or included the permit and disposal where the other left them out. Pitch and access change labour hours, and in Miami-Dade the HVHZ product approvals change the materials outright. Compare the line items, not the totals.
How big is my roof compared with my house?
Roof area is bigger than floor area, because the roof is sloped and it overhangs. A common rule of thumb puts it somewhere around 1.1 to 1.5 times the footprint depending on pitch, which is why the sizes here are described as roof square footage rather than house size. If you want the real figure, a roofer measures it — or reads it off satellite imagery in a couple of minutes.
